Framing a 24’ x 36’ Garage on Frost Walls – West Grey Builder
Framing is underway for this new 24’ x 36’ garage build in West Grey. As the builder and general contractor, JCB & SONS managed layout, framing, and roof structure. The garage was built on 4-foot frost walls with a concrete slab poured afterward—an approach that adds long-term durability and frost protection for Ontario’s climate. Once the walls were framed and trusses set, we sheeted the roof and prepared the structure for siding and finishes.

We installed
on the foundation wall to make the exterior
continuous with the interior vapour barrier. We also installed
under all the bottom plates of the wall on top of our foundation walls.

Garage Foundation & Excavation – West Grey Builder | JCB & SONS
Grey Bruce Construction completed the excavation and installed a new foundation for this 24’ x 36’ garage build in West Grey. As the builder and licensed carpenter on the project, we coordinated all layout and site prep to keep the work moving efficiently. This stage included digging for frost walls, forming the perimeter, and pouring footings to support the new concrete foundation.
This garage project is located just minutes from both Durham and Hanover—an area where we regularly provide custom builds, additions, and structural renovations. As a licensed carpenter based in West Grey, we’ve also completed projects in nearby communities like Priceville and just north of Mount Forest. The footings are poured wider than the wall to make a strong base to carry the new building, and are dug down below the frost line. The groove in the centre is called the key and is used to tie the walls into the footings.
Here are the new foundation walls formed and poured with fresh concrete. The bolts sticking up are the
used to fasten down the new garage we are building.
Gabriel came to inspect our work. We found the main run for a weeping bed that didn't exist in the original permit for the septic during excavating. When we had our footing inspection we discussed it with the building inspector. We went with his recommendation to use a
of 4" ABS under the new garage and than to run the white 3" PVC inside of that for the
for the septic. This sleeve will help protect the white 3" PVC but will also allow for the weeping bed pipe to be replaced if necessary in the future without having to remove the garage floor.
